100% FINANCING LOANS
The 100% financing loan program is available to borrowers who wish to purchase a property they will occupy as their primary residence. Eligible property types are 1-4 unit residential properties in good/fair condition. Properties in a distressed condition will not qualify for this program. VA LOANS (100% FINANCING)
VA loans offer 100% financing and do not require mortgage insurance. To be eligible for a VA loan, you must be an eligible U.S. veteran or any of the following: an active duty service person, a member of the National Guard, a Reservists, a surviving spouse of a veteran, a cadet at the U.S. Military Air Force or Coast Guard Academy, midshipmen at the U.S. Naval Academy and officers at the National Oceanic & Atmospheric Administration.

FHA LOANS (3.5% DOWN-PAYMENT)
This program allows borrowers to purchase a property they will occupy as their primary residence for as little as 3.5% down. Eligible property types are 1-4 unit residential properties. CONVENTIONAL LOANS (5% DOWN-PAYMENT)
This program allows borrowers to purchase a property they will occupy as their primary residence for as little as 5% down. Investment properties can also be bought using this loan program but require a higher down payment. Eligible property types are 1-4 unit residential properties. NO INCOME VERIFICATION LOANS
This loan program is ideal for a self-employed or a W-2 employee who may not qualify for a full documentation loan. The program requires the borrower to provide very little documention. Please contact us to discuss the program guidelines for this loan program.
BANK STATEMENT LOANS
This loan program is ideal for a self-employed or a W-2 employee who may not qualify for a full documentation loan. The program requires the borrower to submit 12-months (or more) bank statements to verify their income. This program does not require the borrower to provide pay stubs.
